BRI
is both a principal and an advisory services group, and provides a full range of real
estate
investment, development, and project management services including:

Site  Location, Selection & Acquisition.         The BRI team performs their own
in-house macro- and micro-market research on a given area, and evaluate
the feasibility of
potential resort development sites.  Taken into account are such factors as access, location,
climate, local economy, labor and materials availability, water and utility planning,
topography
, soils/geology, and usable land ratios (efficiencies), market demand and project
element planning, local and regional environmental issues and other development
constraints, tourism amenities, and marketability.  The principals of
BRI also have over
30 years of experience as real estate brokers and transaction specialists, and can assist
with all negotiations and contract preparation, as well as the subsequent sale of project
component sites to third party user/operators.

Preliminary Conceptual Plan & Feasibility Study.          Once a site is selected, or if
the client has already identified or owns a specific site,
BRI will use the data from its
market research to prepare a Preliminary Conceptual Plan (PCP) and Feasibility Study
(FS).  The PCP is a first-draft
of a development Master Plan, and identifies the specific
project elements that the market research indicates the site can support.  The PCP is then
used to compile a detailed Feasibility Study, which functions as a template for the overall
development planning, including phasing and year-to-year financial pro formas.

The principals of BRI have extensive experience in
securities, investments, and  project funding, and can
also assist in securing project financing.

Project Management.
       Once the project is launched,
BRI then functions as the Project Manager, overseeing all
planning, design, engineering, preparation of all project
workbooks, presentation materials and exhibits, all
governmental entitlement processing, securing building
permits, and supervising construction activities.  
BRI will
also identify and deal with prospective user/operators/tenants
of the specific project elements.
